Heating, Cooling, Plumbing & Electrical in Ranch Park, BC
Furnace, heat pump, AC and electrical service for Ranch Park's large, often renovated hillside homes, from a locally owned contractor in Mission.
Big Homes, Many Rooms, One System
Ranch Park is known for large houses. Many have been renovated or expanded over the years, and it is not unusual to find six or seven bedrooms under one roof. That kind of growth is great for living space but hard on heating and cooling. A furnace that was sized for the original house now has to reach an addition, a finished basement and an upstairs that catches the afternoon sun, and the result is often one or two rooms that never feel right.
Rep-Air Heating and Cooling is a locally owned contractor based in Mission. In Ranch Park, much of our work is about matching the system to the house the family lives in today, not the one that was first built.
Home Services in Ranch Park
Heating
When a home has grown, the existing furnace may be undersized or working much harder than it should. We look at the whole house before recommending a replacement.
Cooling
Upper floors with big view windows can heat up quickly in summer.
Heat Pumps & Mini-Splits
A multi-zone mini-split can bring an addition or a converted garage up to the same comfort as the rest of the house without new ductwork. A central heat pump suits homes where the ducts already reach every room.
Water Heaters & Plumbing
More bathrooms usually mean more hot water demand.
Indoor Air Quality
Electrical
Renovated homes often add load faster than the original service was designed for.
On the Hillside Between Mundy Park and Town Centre
Ranch Park sits on the hillside above Lougheed Highway, roughly between Mariner Way, Chilko Drive and the highway. At the top, across Mariner Way, is Mundy Park, a forested park of more than 400 acres. Below the neighbourhood is Town Centre Park and the city core. Many homes look out toward Burke Mountain and the Golden Ears, and the Pinnacle Creek ravine runs through part of the area.
The houses are mostly detached and many are older. Listings on Ranch Park Way have shown build years of 1958 and 1967, and local real estate profiles describe homes that are large and often renovated to a modern standard. In other words, many Ranch Park houses have decades of history behind their walls, with newer finishes in front of them.
That combination creates some recurring patterns:
- Additions that never got their own heat. A new wing or a raised roof often gets tied into the nearest duct run. The new space can end up colder or warmer than the rest of the house. A ductless head or a dedicated zone is often a cleaner fix than forcing more air through old ducts.
- Sloped lots and split floors. Hillside homes frequently have a walk-out lower level and a main floor that sits higher at the street. Air tends to rise, so the lower floor often runs cool while the top floor runs warm.
- View windows and solar gain. Large windows facing the view bring in plenty of light and, on summer afternoons, plenty of heat. Cooling or a heat pump is one of the most common requests we hear from view homes.
- Trees and ravines. Homes near wooded edges and ravines can see leaves and needles collect around outdoor units, so we place condensers where they are easy to keep clear and service.
- Older electrical. Before adding a heat pump, a hot tub or an EV charger to an older house, it makes sense to confirm the panel can carry the load.
None of this means a house needs to be gutted. Often a single well-placed change, such as a mini-split in the addition or a properly sized heat pump with the existing furnace as backup, solves most of the problem.
