Heating, Cooling, Plumbing & Electrical in Westwood Plateau, BC
Furnace, heat pump, AC and water heater service for Westwood Plateau homes on the slopes of Eagle Mountain, from a locally owned Mission contractor.
When the Original Equipment Starts to Show Its Age
Most of Westwood Plateau went up in a single wave of building, which means a lot of homes on the hill are reaching the same point at the same time. The furnace, the water heater and sometimes the air conditioner that came with the house have now put in decades of work on the side of Eagle Mountain. When one starts making new noises or short-cycling through a cold snap, the question is usually whether to repair it again or plan a replacement.
The homes here are also big. Two- and three-storey houses with finished basements, vaulted great rooms and in-law suites are common, and one system often has to keep very different spaces comfortable. Rep-Air Heating and Cooling, a locally owned contractor from Mission, helps Plateau homeowners sort out those trade-offs with clear options instead of a sales pitch.
Home Services in Westwood Plateau
Heating
Many Plateau homes still run on their first or second gas furnace. A tune-up can catch worn parts early, and a properly sized replacement can make a large house far more even from floor to floor.
Cooling
Top floors under high ceilings warm up quickly on summer afternoons, even at elevation.
Heat Pumps & Mini-Splits
A ducted heat pump paired with a gas furnace is a popular upgrade on the Plateau, because the furnace can take over on the coldest days. A ductless mini-split is a tidy way to give a basement suite its own controls.
Water Heaters & Plumbing
Large households and suites put real demand on hot water. Tankless units are worth a look when an older tank is due.
Indoor Air Quality
Electrical
Some owners on the hill like having backup power in place before the winter storm season.
Living on Eagle Mountain: What It Means for Your Home
Westwood Plateau is a master-planned neighbourhood on the slopes of Eagle Mountain in north Coquitlam. The land was once home to Westwood Motorsport Park, a race track that ran on the site until 1990, after which the property was sold for development. According to the City of Coquitlam, building began in the late 1980s, and the Plateau stayed one of the city's main growth areas for about two decades. The Westwood Plateau Golf and Country Club opened in 1995, and much of the housing around it dates from the 1990s.
That shared timeline matters for home systems. When a whole neighbourhood is built within a few years, its furnaces, water heaters and air conditioners tend to wear out within a few years of each other too. If your neighbours are replacing equipment, yours may be worth a closer look as well, even if it is still running.
Elevation is the other big factor. The Plateau sits well above the valley floor, and winter here can look very different from winter at the mall. In one major storm, city staff reported that higher neighbourhoods such as Westwood Plateau saw as much as 75 cm of snow, compared with an average of about 28 cm across the city. Streets such as Plateau Boulevard and Parkway Boulevard are on the City's list for winter parking restrictions when snow is forecast. A few practical points follow from that:
- Keep outdoor units clear. Heat pump and AC condensers need room to breathe and drain, so they should sit on a stand or pad that keeps them above drifting snow.
- Size heating for the cold end. A heat pump on the hill should be chosen with colder nights in mind, and many owners keep the gas furnace as a backup.
- Check venting. High-efficiency furnaces and water heaters vent through the wall, and those vents need to stay clear of snow buildup.
- Balance the floors. Tall homes on sloped lots often run cold in the basement and warm upstairs. Zoning, duct adjustments or a mini-split can help even things out.
The housing mix is mostly larger detached homes, with townhouse and duplex complexes scattered through the neighbourhood. Each type brings its own set of questions, and we look at the house itself before suggesting any changes.
