Heating, Cooling, Plumbing & Electrical in Yarrow, BC
Heating, cooling, water filtration and electrical service for Yarrow's village homes, farms and Vedder Mountain acreages in west Chilliwack.
Village Homes, Farms and Hillside Acreages
Yarrow is a small village on Chilliwack's west side, sitting at the foot of the mountains along the Vedder River, close to where it meets the Fraser. Around the village core you'll find older homes, working dairy and berry farms, and newer houses on hillside lots up Vedder Mountain. It feels a world away from the busier parts of the city.
That rural mix means home systems here face questions that city homes don't. Some properties are on community water, while others rely on a private well. Many acreages have a shop, barn or suite that needs its own heat. And when you're a little farther out, it makes sense to have equipment that's simple to maintain and a plan in case of a winter power outage.
Home Services in Yarrow
Heating
Older farmhouses and village homes often run on a furnace or a hot-water boiler. We repair and replace both.
Cooling
Summers on the open valley floor can be hot. Central air or a heat pump keeps the house comfortable after a long day outside.
Heat Pumps & Mini-Splits
Ductless mini-splits are a practical choice for a shop, studio or suite on an acreage. A ducted heat pump can heat and cool the main house.
Water Heaters & Plumbing
Homes on wells can see more mineral build-up in water heaters. Filtration can help protect fixtures and equipment.
Indoor Air Quality
Farm dust and seasonal pollen can load up a filter quickly. A filter cabinet holds a deeper filter that lasts longer.
Electrical
A standby generator can keep the heat, the well pump and the fridge running if the power goes out.
A Village Built on a Drained Lake: Yarrow's Setting and Your Home
Yarrow's story starts with water. Before 1922, Sumas Lake stretched across what is now Sumas Prairie, from Vedder Mountain to Sumas Mountain. Flooding led the province to drain the lake beginning in 1922, and the Vedder Canal was built in 1924 to carry the Vedder River to the Fraser, opening up about 12,000 acres of farmland to the west of Yarrow. The area is part of the traditional territory of the Stó:lō people, and the draining of the lake had a deep impact on the Sumas First Nation.
The village itself traces back to a post office on Majuba Hill in the 1890s, and it became a station on the BC Electric Railway line in 1910. Mennonite families began settling here in the late 1920s, after the lake bed was reclaimed for farming. Today the local economy is still agricultural, with dairy farms and crops like blueberries, corn and hay.
That history shapes homes in a few ways. First, Yarrow sits on low land beside the Vedder River and below Vedder Mountain, so damp is a fact of life through the winter months, which are mild and mostly rainy. Basements, crawlspaces and older farmhouses benefit from equipment that's kept clean and well vented.
Second, water supply varies a lot from one property to the next. Listings for newer hillside lots on Vedder Mountain describe community water, natural gas and septic, while some larger acreages nearby rely on drilled wells, and at least one Yarrow acreage has two wells. If your home is on a well, water filtration can help with sediment and minerals that build up in water heaters and fixtures. It's also worth knowing that a well pump stops when the power does, which is one reason some acreage owners look at a standby generator.
Third, the housing ranges from older village homes to new custom builds on the hillside. An older farmhouse may need a careful heating load check before any replacement, while a new hillside home might be ready for a heat pump from day one.
