Heating, Cooling, Plumbing & Electrical in Oxford Heights, BC

Furnaces, heat pumps, water heaters and electrical upgrades for the detached homes of Oxford Heights near Burke Mountain, from a locally owned contractor.

Established Homes at the Foot of Burke Mountain

Oxford Heights sits on the central north side of Port Coquitlam, right against Coquitlam's Burke Mountain. It is mainly detached houses, with some townhomes, and many lots back onto greenbelt with creeks and walking trails. The typical home is a good-sized one, often around four bedrooms.

Because the neighbourhood is older and established, we see a wide range of systems here, from 1970s ranchers on large lots to late-1980s townhouses. A common thread is homeowners who want to add cooling, replace an old furnace or make room in the panel for a car charger or hot tub. Planning those together usually works out better than doing them one at a time.

Home Services in Oxford Heights

Heating

Gas furnaces are the norm in many Oxford Heights homes. If yours is noisy or short-cycling, a repair visit will show whether it is a part or the whole unit.

Cooling

A rancher with a low roofline can heat up fast on a sunny afternoon. Central AC is an option where ducts are in place.

Heat Pumps & Mini-Splits

A ducted heat pump is a popular way to add cooling while cutting back on gas use in shoulder seasons. Regular maintenance keeps it working well through damp winters.

Water Heaters & Plumbing

Four-bedroom homes use a lot of hot water. We can size a tank or tankless unit to match.

Indoor Air Quality

Homes beside creeks and forest can pick up extra moisture and spores. A UV light and a good filter can help keep the coil cleaner.

Electrical

Big lots invite hot tubs, workshops and EV chargers. We check panel capacity before any of them go in.

Greenbelt, Creeks and the Mountain Next Door

Oxford Heights is described by local guides as an older, established neighbourhood with a greenbelt, creeks and walking trails. Many homes sit right on that greenbelt. Coast Meridian Road is the main route through the area and carries bus service to the rest of Port Coquitlam. To the north and west, Coquitlam's Burke Mountain rises on sloped ground where most homes were built in 2005 or later.

Living beside forest and running creeks has a real effect on home systems. The air near the greenbelt tends to stay damp through the long wet season, and shaded lots dry out slowly. Crawlspaces and basements can collect moisture, which is hard on furnace cabinets, water heater bases and ductwork. Outdoor heat pump units under trees collect leaves and twigs that block airflow. Placing units in open air and keeping a clear space around them helps.

Being at the base of the mountain also means more exposure to cold air sliding downhill on clear winter nights, and to wet snow that can sit on the ground longer than in the flats near the rivers. A heat pump outdoor unit should be raised on a stand so snow and meltwater can clear underneath it.

The housing stock covers several decades. A recent local sale was a 1970s rancher on a large lot, while townhouse complexes on Lincoln Drive were built in 1989. Oxford Heights listings average around 2,357 square feet and four bedrooms. Older homes like these often have original ducts sized for a furnace only, so we check airflow and duct size before adding a heat pump that needs to move cooling air too.

Large lots also bring a longer list of electrical loads. A detached workshop, a hot tub on the back deck and an EV charger in the garage can add up quickly on a panel that was installed decades ago. Some Oxford Heights owners also ask about a standby generator for winter storms that bring down power lines along treed streets. We look at the full picture so each addition fits safely with the others.
