Heating, Cooling, Plumbing & Electrical in Riverwood, BC
Heating, cooling and water heater service for Riverwood townhouses and homes beside the Pitt River dyke in Port Coquitlam, from a locally owned contractor.
Riverwood's Townhouses Are Reaching Their Replacement Years
Riverwood covers the northeast corner of Port Coquitlam, from Coast Meridian Road east to the Pitt River. Much of it was built out in townhouse complexes and detached homes between the mid-1990s and mid-2000s, with newer master-planned communities added since.
That timing matters. A furnace, AC or water heater installed in 1995 or 2002 has had a long run, and many Riverwood owners are now facing their first full replacement. Strata complexes often find that several units hit this point within a few years of each other. We help individual owners and strata councils plan for it calmly instead of waiting for the next breakdown.
Home Services in Riverwood
Heating
Many 1990s townhouses came with a mid-efficiency gas furnace in a closet or basement. If yours is original, a replacement estimate is worth having on file.
Cooling
Upper bedrooms in two-storey townhouses can get stuffy in summer. A heat pump in place of an old AC adds efficient heat as well.
Heat Pumps & Mini-Splits
Ducted heat pumps fit most Riverwood detached homes. For townhouses with tight outdoor space, a slim mini-split can be a better match.
Water Heaters & Plumbing
Original water heaters in 1995 to 2005 builds are past their usual life. A tankless unit can free up floor space in a small mechanical room.
Indoor Air Quality
Damp air off the river and sloughs is a reason to keep filters and coils clean.
Electrical
Finishing a basement suite or adding an EV charger may need more panel capacity.
Living Beside the Pitt River Dyke
Riverwood is framed by the Pitt River to the east, the Lougheed Highway and Coast Meridian Road. A raised dyke runs along the river, and the Traboulay PoCo Trail follows greenways along Hyde Creek, Deboville Slough, the Pitt River and Cedar Creek. Parks such as Birchwood and Blakeburn sit within the area, and Terry Fox Secondary, Archbishop Carney Regional Secondary and Blakeburn Elementary are all here. The large shopping area on the Lougheed side is part of the neighbourhood too.
Flat, low land beside a river and its sloughs tends to hold moisture. On still winter days the air near the water stays cool and damp, and fog can sit over the flats. That kind of air is hard on equipment that lives outdoors. Heat pump coils run through more defrost cycles in cold, humid weather, and outdoor units benefit from a stand that keeps them up out of standing water. Indoors, keeping humidity in check helps prevent mould in closets and on window frames.
The housing is largely from one era. Listings show Riverwood complexes on Skeena Street finished in 1995, the Riverwood Green complex on Riverside Drive from 1995, other Riverside Drive units from 2002, Riverwood Gate units from 2002 and a Skeena Street unit from 2005. The 1995 Skeena Street complex is wood frame with a concrete tile roof and vinyl siding. Newer master-planned communities such as Freemont have since added townhomes with shared amenities.
Some older Riverwood townhomes have unfinished basements that owners later convert into living space. Before that space is finished, it is worth confirming that the heating system can reach it, and whether a separate mini-split would serve it better. Adding a room to a system sized for the original floor plan often leaves both spaces less comfortable.
For detached Riverwood homes, the same timing applies on a larger scale. A home built around 2000 may still have its first furnace, first AC and first water heater, all aging together. Rather than replacing them one at a time as each fails, it can make sense to plan the change in one visit. That might mean a heat pump that takes over the cooling and much of the heating, with the furnace kept as backup or replaced at the same time. We can lay out the options and let you decide on your own timeline.
