Is Your Toilet Constantly Running, Flushing Weakly, or Leaking Around the Base?

A running, weak-flushing or leaking toilet wastes water and can damage your floor, so it needs a professional repair. Rep-Air Heating and Cooling's licensed plumbing technicians are ready across the Fraser Valley to diagnose and resolve these problems.

Warning Signs Your Toilet Needs Professional Attention

Constant Running or Cycling

Does your toilet sound like it's perpetually refilling, or does it cycle on and off every few minutes, even when it hasn't been flushed? This typically points to a faulty flapper valve that isn't creating a proper seal, allowing water to continuously leak from the tank into the bowl and down the drain. Beyond the irritating noise, this issue can silently waste hundreds of gallons of water per day, significantly inflating your utility bills and prematurely wearing out other tank components. This can also lead to higher utility bills, and if you're looking for ways to reduce them, you might find our blog on 5 Reasons Your Energy Bills Went Up How To Lower Them helpful.

Weak or Incomplete Flush

If you flush and the water barely swirls before settling, or waste doesn't clear the bowl completely, requiring multiple flushes, you've got a problem. A weak flush can stem from a partially clogged drain line, a flapper that isn't opening fully, low water levels in the tank, or issues with the toilet's internal siphon jet. This is unsanitary, frustrating, and often indicates a more significant blockage in your home's main drain line that needs immediate attention.

Frequent Clogging

Are you constantly reaching for the plunger, finding your toilet clogs regularly even with minimal use or appropriate items being flushed? While occasional clogs happen, frequent clogging often signal an obstruction in the toilet's trap, the immediate drainpipe, or deeper in the main sewer line. This isn't just an inconvenience; frequent clogging can be a precursor to a complete sewer line backup, potentially leading to wastewater backing up into other drains and causing considerable damage.

Leaks Around the Base or Tank

Seeing puddles of water around the base of your toilet, or noticing water stains on the floor or ceiling below, is a critical warning sign. Leaks at the base usually mean a failed wax ring seal between the toilet and the drainpipe, or loose bolts securing the toilet to the floor. Any water leak, regardless of size, can cause extensive damage over time, rotting subflooring, promoting mold growth, and compromising your home's structural integrity if ignored. Common Reasons Toilets Fail in Fraser Valley Homes

Worn-Out Internal Components

After years of constant use, the rubber and plastic components inside your toilet tank – primarily the flapper, fill valve, and flush valve – simply degrade. Rubber becomes brittle, seals lose their integrity, and plastic parts can crack or warp, a common issue in many older Fraser Valley homes. Our plumbers typically resolve this by replacing the faulty internal parts with high-quality, durable components, restoring efficient flushing and proper water levels.

Blocked Drain Lines

This is a frequent cause of weak flushes and recurring clogs, ranging from an accumulation of non-flushable items in the toilet's trap to deeper obstructions in the main sewer line. In the Fraser Valley, tree root intrusion into older sewer lines is a recurring problem, particularly in areas with mature landscaping and established properties. For stubborn blockages, especially in the main line, we might use professional-grade augers or hydro-jetting to thoroughly clear the pipes.

Shifting Foundations or Subfloors

Homes throughout the Fraser Valley, particularly older properties or those on less stable soil, can experience gradual foundation shifts or subfloor deterioration. This movement can compromise the wax ring seal at the toilet's base, leading to leaks, or even cause stress fractures in the porcelain bowl or tank. Our technicians carefully inspect the mounting and surrounding floor; a solution might involve re-seating the toilet with a reinforced wax ring or, in severe cases, addressing subfloor stability.

Hard Water Buildup

While the Fraser Valley generally boasts good water quality, some areas can have moderate to high mineral content. Over time, calcium and magnesium deposits from hard water can accumulate on the internal mechanisms of the toilet, particularly around the fill valve and flush valve, impeding their proper function. For toilets affected by hard water buildup, we often recommend replacing the affected internal components to restore optimal performance and prevent future issues.

When you call Rep-Air Heating and Cooling for toilet repair or replacement in your Fraser Valley home, you can expect a professional, straightforward service experience from start to finish. Our licensed plumbers arrive with a fully stocked truck, prepared to accurately diagnose and efficiently resolve your plumbing issue.

First, our technician will conduct a thorough inspection of your toilet, carefully assessing the symptoms you've reported and performing diagnostic tests to pinpoint the exact problem. We will then clearly explain our findings and outline all the necessary repairs or replacement options available to you.

If a repair is the best course of action, we will use high-quality, durable parts to restore your toilet's full function and efficiency. Before You Book

What does it cost, and what is covered?

How pricing works

A service visit is $189, and that fee is waived when you go ahead with the repair or installation we quote. Estimates for new equipment are free. Your technician diagnoses the problem first, shows you the readings and photos behind it, and gives you a written estimate, often with a few options, before touching anything. Work starts only when you approve it. Questions first? Call (778) 728-1956.

Repair or replace?

It comes down to the age of the equipment, the size of the repair, and how well the system is keeping up. Past roughly 12–15 years, a major repair usually costs more over the next few winters than replacing does, especially once rebates are counted. Your technician lays out both numbers and you decide.

What moves the price

  • How big the system is and how efficient you want it to be
  • Access, a tight crawlspace or a third-floor attic takes longer than a garage
  • Venting, gas, or electrical work the job triggers
  • Permits and inspection, where Technical Safety BC requires them
  • Which FortisBC and CleanBC rebates you qualify for

Financing runs from $1,000 to $100,000, so a big repair can be paid monthly too. See how financing works.

Warranty and workmanship

  • New installations: up to 12 years of parts and labour coverage. Conditions apply, including annual maintenance, which is what a maintenance plan is for.
  • Repairs: covered under the manufacturer's warranty on the part, traditionally around 12 months depending on the manufacturer and product.
  • No Lemon Guarantee: if we install a new unit and it keeps failing, we work with the manufacturer to replace the unit.
  • Workmanship: before we recommend replacing a part or a piece of equipment, you get detailed readings from industry specific meters, photos of any concerns, and a full written estimate for repair and for replacement based on the age and condition of the equipment.
  • We are registered with Technical Safety BC for gas work, WorkSafeBC compliant, and fully insured, and we pull permits where the work requires them.
  • Full details are on our warranty and workmanship page.
